Plumbing...check!

Tony, Mario and Rui came by for half a day to finish all of the little plumbing tasks that were being held up by the lack of countertops.

Painter returns

With the other signs of finishing comes the return of the painter.  Mick will be in the house for another few days doing all of the little touch ups, repairs and final coat on the now-installed shoe mold.

Kitchen now complete!

With the countertops in, we can finally say we have a completed kitchen!  The guys from Rosedale Kitchens were in to do some finishing touches, as other things are also being done to prepare for move in day...

Countertops... check!

The countertops went in today in the kitchen and laundry room.  Danny and Marlen opted for a light coloured island and grey surrounding countertop to contrast against the light and dark cabinetry.  Looking good.  The crew was in there well past 7pm so it was a fairly long day.

Water meter, trim carpentry complete

Juvee has pretty much finished up trim carpentry - we're now ready for Mick to come in for the last painting touches.  Meanwhile, Tony was in to install the water meter today.

Mudroom Installation

Shawn and the gang were in today to install the mudroom cabinets while Juvee was busy installing the shoe mold and door handles.

Floors finished

Between Saturday and today we got two more coats of varathane on the natural coloured floors.  Looking great!

Kitchen odds and ends, and clean up time

Shawn was in to finish some of the panels etc in the kitchen and I also had Nicki come in to start the cleaning - mainly the bathrooms and windows for now before she's back for a full day in another week or so.

Fireplace painted up

Mick snuck in right before we get the floors recoated to prep and prime the fireplace.  Looking good!

Tub in place as plumbing continues

Tony, Rui and Mario were in today to get all of the finishing done that they could do before the countertops go in.  The freestanding tub on an angle was a nice solution to the positioning of the shower and the rest of master ensuite elements - and idea I stole from Anna at 322 Rathburn... thanks Anna!

Jack of all trades

At this stage of the house, it's nice to have Juvee around.  I use Juvee for lots of different jobs at all of my sites - and here he's been working like a dog to install closets, vanities, some appliances, flooring and even the fireplace surround!  Thank you Juvee!

More finishing touches

More finishing touches this week.  Painting is 90% complete, as is the kitchen (the counters are being templated next wednesday).  Juvee was in most of the week setting up Ikea cabinets and closets and getting the laundry room sorted out.  Finally, the glass was installed today.  In a couple of weeks, once the counters arrive, we will be ready for the plumber to come in and make the house fully functional!

Some painted rooms...

We will wake you up today by showing you Zachary's room colour - wow!  Some hate it, others love it... I actually really like the bright contrast in the room... it reminds me of my youngest's bright, electric pink room

Others are a little more subdued... go back to sleep....

Appliances ready to install

With the kitchen more than half done, it's ready for appliances.  I like to have the appliances on site while the kitchen guys are there, just in case there are any issues we need to adjust for.  Looking good!

Garage door closes things up

Paul from First Class Garage Doors was in today, doing his usual meticulous garage door install.  Tada - we have a front of the house!

Painting continues

Blogging about paint progress can be as boring as... well... watching paint dry!  Nevertheless, the boys are making great progress inside.  The basement trim is almost done, and they'll be starting the wall paint next week.

Completing front flagstone

Thom was in today to complete the front flagstone.  I'm really glad Danny and Marlen went for the lower pad rather than just a small interlock landing.  It really ties the house to the front yard.  Beautiful!

Voila

The kitchen is mostly installed and it's looking great.  The appliances arrived today, which is perfect timing to ensure that everything works well together and any last minute adjustments are done while the installers are still on site.

Kitchen Arrives

Shawn, from Rosedale Kitchens, arrived today along with dozens of boxes that make up the kitchen.  I'm excited to see the install... in a couple of days, we'll have a good feel for the kitchen layout.

Flag looking great

"Six-days-a-week" Thom was here today with his trusty helper Chris to lay the remaining flag and cut the arch to make a nice rounded edge leading to the driveway.  Looking awesome!

Spray away

Mick demonstrates the value of a good sprayer in this video...

Thom was in doing more work on the flag.  He may be able to finish the main part by tomorrow.

Here's Vasco priming some of the exterior trim in the garage.

Basement almost complete

Juvee has made great progress in the basement.  He has installed the laminate flooring and most of the jambs and doors.  He should be done by Saturday so we can start priming then spraying the trim.

Flagstone Base

Thom's crew was working away at the flagstone prep today.  They poured the 6" concrete base yesterday, and have started laying out the flag and setting the copings along the stairs.  The front of the house is going to look great when they're done.

Basement flooring, landscaping starts

Danny was quick to pull the trigger on the basement flooring, and he picked a good one.  Juvee started installing the floor in the basement so we get a good finish when he installs the jambs and doors.

Meanwhile, Thom was back at it.  We are adding a concrete base and flagstone to match the porch as the landing between the stairs and the driveway.  Also on task is the interlock border on each side of the driveway.  We'll be paving in about a week and a half.

Bench

Mick has started prep upstairs... we should be ready to prime and spray finish the trim soon.  Meanwhile, here's a shot of Zachary's built-in bench that Juvee finished today.

More details...

Again, Juvee has done a great job.  Today, we collaborated (with Marlen and squealing kids on the phone and me at Lowe's!) and came up with a nice ventilation method for the built-in benches that we've added to Juvee's task list.  He also managed to put the rough frame of the fireplace together.

Details emerging

I love this stage.  The trim carpenter really brings out the final details in the house.  Juvee continued to work on the main floor and basement today, but I wanted to capture a couple of details he finished here:  A nice arch way that mimics the geometry of the shaker doors, as well as the exterior cedar porch ceiling.  Nice!

Paint, carpentry and railing frame

Mick continued paint prep and exterior paint outside while Juvee worked away at the trim elements on the first floor.

Meanwhile, Art Metal arrived to assemble (then take down!) the metal frame for the glass railing.  Their process is to fully assemble the railing pieces onsite, then take it back to their shop for factory finishing and reassemble when they come back with the glass.  It makes for a perfect install every time.
